This house has a special story behind it. The owners were a small family that had got this property for a steal years ago through family ties. While they were able to raise their kids and have a beautiful life here in Bethesda, what they really wanted was to move out to a farm in Virginia where the family could more easily pursue their passion taking care of horses. When they got in contact with me to discuss selling their home… they found their dream home (and farm) in Virginia! There was a catch: to get the home, they needed to sell their Bethesda one.
That's where I came into the picture! For their deadline and the condition of the home, we didn't have time to spruce it up and put it on the market. Also, for an older home like theirs, it needed a lot of work to satisfy the demands of today's buyers. Considering its awesome location–walking distance to downtown Bethesda and the Metro!–we thought builders and investors would be really interested in buying the land. And for the renovation crowd, it was a perfect house to make custom modifications and upgrade. So I put word out throughout my agent ties and the Top Agent Network gathering interest and feedback. And we got a lot of interest! We had agents, clients, and builders come look at the house and within a week, we received a spectacular offer of $800,000 with no contingencies. The seller's took it and used their sale to strengthen their offer on that farm in Virginia.
This transaction was a unique one; I usually always advise to have the market play to give sellers the best possible price. In this case, given the condition of the home and the seller's timeline, we needed to sell fast and smart. And we did! We received multiple offers all within the same price range, and took the highest one that gave us exactly what the seller's needed: a fast settlement! It all went quickly and smoothly and all parties left happy! What a story!
